75 Hawthorne Street is a 20-story, 342,698 rsf Class A office tower with a subterranean 2-level parking garage built in 1987. The building is largely occupied by the EPA. RGG was selected to provide structural engineering services to renovate approximately 300,000 rsf of interior space as well as certain infrastructure and base building systems. The structural work scope includes structural analyses of the tower frame and strengthening designs for high floor loading areas such as mobile files and libraries, equipment support and anchorage for various Central Plant upgrades at roof and penthouse levels, seismic retrofit of the top penthouse structure, numerous ground level improvements for accessibility and security, new loading dock including a blast resistant shipping/receiving area, rear yard improvements for a childcare play area, as well as various office tenant improvements including folding partitions, fitness center and locker/shower facilities, core restrooms and suspended ceiling features. The structural work scope also includes complete construction phase services such as review of contractor submittals, review of testing and inspection reports, clarifications, site visits and field reports.
